Understanding the content of a contract of sale and a vendor's statement is vital to ensure you know exactly what you are purchasing and the right legal advice early on can avoid stressful and costly disputes later in the process.
We order the necessary certificates to detect any unexpected nasty surprises such as road proposals or undisclosed easements and charges that could impact upon your intended use or development of the property. Sullivan Braham has years of experience dealing with matters in our local area which means that we have the knowledge to advise you as to what certificates are necessary for the property.
We identify potential issues that affect you, advise you of your rights, work with your bank and prepare any applicable stamp duty concessions. We investigate each property to provide you with detailed advice concerning property boundaries, easements, zoning and overlay information relating to each property.
We charge a fixed fee plus disbursements so you can be certain about the costs. Other expenses may include stamp duty, Titles Office registration fees, title search fees and certificate fees. We provide an estimate of these associated costs as early as possible to ensure that you know what to expect.

If you are looking at buying a property it is crucial to get good legal advice before you sign a contract.
Our contract review service identifies issues with a property, land, title or services that could cost you money, reduce your enjoyment or use of the land or affect your ownership.
You need advice on the terms that are already in the contract, but we will also advise you about any other special conditions that should be added to the contract to protect your interests.
Our contract review service avoids the risk that you will be locked into a legally binding contract without having all the relevant legal advice about the property you are considering purchasing. You can use our contract review service before putting in an offer on a property, or bidding at auction, to make sure you really understand the property you are buying.
The cost of our contract review service is $330.00 (including GST)* deducted from our standard conveyancing fixed fee if you proceed to purchase the same property.
To use this service simply email us the contract and the vendor's statement (also known as the section 32) to admin1@sullivanbraham.com.au with your name, email address and telephone number and details of the intended use of the property (e.g. to live in, subdivide, renovate, etc). Once we receive your email we will contact you with a deposit slip so that you can make quick and easy payment of our fixed fee, and your pre-contract review will be provided within 1 business day of payment.
* Off-the-plan or complex contracts may incur a higher fee, but this will be clearly communicated to you before any work is undertaken.
